“The Ranges” – Brand New Villas and Apartments at TTHA

We’ve been hard at work planning the redevelopment of the former Tabulam site, located behind the Otto Löbert Building. I’m pleased to share that we’ve received town planning approval for the expansion of our retirement living facilities. The project has now been tendered to five builders, and we anticipate signing a contract with a selected builder by the end of January. Off-site preparations are expected to begin in February, with site works  to start in March 2025. The project is expected to take around 18 months to complete.

The redevelopment project will feature 13 free-standing villas: five 3-bedroom and eight 2-bedroom single-storey homes. Additionally, we are constructing a four-storey building behind the Otto Löbert Building. This will include a partially underground car park—at the original ground level at the front, but three meters below ground on the western side. The building will also have a dedicated social and recreation level for all retirement living residents, both existing and new. Above this, there will be two levels of apartments, with four apartments per floor: two 2-bedroom and two 3-bedroom apartments on each level, totalling eight apartments. The apartments on the east side will offer stunning views of the Dandenong Ranges, while those on the west side will overlook Glen Waverley.

This project will add 21 new residences, making a positive contribution to Melbourne’s housing supply. In the coming weeks, we will begin sharing the plans and drawings with you, giving you a closer look at what’s in store. Commercial arrangements are still being finalised with the two shortlisted companies, so details regarding costs and selling prices for the facilities remain confidential at this stage.

All accommodations are thoughtfully designed to allow new residents aged 55 and over to move in with ease. Essential services such as power, water, communications, and rates will be centrally managed, with costs recovered through a single monthly fee for each residence. Residents will only need to arrange their own contents insurance.

The residences will also benefit from a backup power supply, featuring a diesel generator to ensure continuity during power outages. Additionally, the villas will be equipped with solar panels and rainwater capture systems, contributing to a sustainable design. Below is a sample of the villa designs.

Both entry points will include two rapid electric vehicle charging stations in open-air locations. Villa residents will also have the option to charge their electric vehicles using the 240-volt power points in their garages. However, electric vehicle charging will not be allowed in the underground car park due to fire safety concerns. To accommodate residents with electric bicycles or mobility scooters, a fire-safe room will be available in the underground car park for charging.

The pricing for the villas and apartments is still being finalised and will be announced in the coming months, along with details on contracts and ongoing fees. We will be adopting the Deferred Management Fee (DMF) system in its simplest form. TTHA does not charge exit fees, refurbishment costs, or similar expenses that are often highlighted in the press about other providers. The balance of your purchase price will be refunded within a month of leaving the village for 14 days of receipt of probate.

We will continue to keep you updated on the progress as it unfolds. This development marks an exciting new chapter for TTHA as we expand our retirement living facilities. It will offer our retirees a dedicated space for recreation, health and well-being, exercise, hobbies, and social interaction.
